General Information
The Tax Deeded land sales are conducted by the Graham County Treasurer’s Office on an as-needed basis with Graham County acting as the agent for the State of Arizona. These parcels have been deeded to the State of Arizona as a result of a property owner’s failure to pay property taxes on a parcel for a number of years. Many of these parcels are small or odd shaped pieces of property, often due to survey or mapping errors which may not have been deeded to a property owner. Often these parcels are raw land that are not eligible for building permits or do not have access to public utilities. In order for the State to return these parcels to the tax roll through a tax deed sale, Graham County must offer the property through a Tax Deed Sale.
The Graham County Board of Supervisors offers two ways to obtain parcels held by the State of Arizona through a Tax Deed Sale.
The first sale or auction of parcels occurs pursuant to A.R.S 42-18301 once a year in December. The County Treasurer provides a list of real properties in the county that have been foreclosed and deeded to the State of Arizona as outlined in A.R.S. 42-18261:42-18267. The list will be published in a newspaper and on the county website under Tax Deed Sales. After advertisement and public auction, where bids are received, the BOS will convene at the next scheduled board meeting and may vote to sell the parcels to the highest bidder for cash or vote to not accept any offers.
The second sale of property is for parcels that are held by the State of Arizona under Tax Deed but did not receive a bid during the auction process. If a parcel does not receive a bid offer during the auction pursuant to ARS 42-18301, the parcel will be added to the list of parcels held by the State of Arizona and offered year round for purchase over the counter.
